Fire damper testing across London.

Every damper is located, drop tested, photographed and reported. If a damper fails, we can quote and carry out the remedial works as a separate job.

Fire damper testing and remedials

We test fire dampers and carry out the remedial works they need.

Fire damper testing and inspection

Planned testing for facilities managers, landlords and managing agents. We work through the building damper by damper and give you a record you can show a fire risk assessor.

  • Locating, tagging and listing every damper
  • Inspection of the frame, fixings, breakaway joints, fire barrier and access
  • Drop testing and reset
  • As found, closed and reset photos for every damper
  • One-off surveys or annual contracts

Minor remedials

Booked separately from testing and quoted from the defects in your report.

  • Fusible link replacement
  • Replacing tek screws with aluminium rivets as breakaway joints
  • Refixing and resetting dampers
  • Access panels and ceiling hatches so every damper can be tested
  • Quotes for replacement dampers and fire barrier repairs

Also available

Extract system cleaning and air hygiene assessments, passive fire protection support, and planned maintenance schedules for sites with several buildings. Ask if you need something that isn’t listed above.

How a visit works

The same five steps on every site, so you always know what you’re getting.

  1. Locate

We find each damper against your drawings or asset list. If you don’t have one, we build it.

  2. Inspect

Frame type, orientation, fixings, breakaway joints, fire barrier and whether the damper can be reached.

  3. Drop test

The fusible link is released by hand and we check the curtain closes fully and locks.

  4. Reset

Cleaned if needed and reset open, ready for the next test.

  5. Report

Photos, results and recommended actions for every unit, sent digitally.

A report that stands up to scrutiny

Your fire risk assessor, insurer or building control officer can ask for proof that dampers were tested. This is what we hand over.

  • A certificate for every visitCertificate reference, building, inspection date, summary of work, operative name and the recommended retest date.
  • A summary in four clear statusesSatisfactory, installation defect, operational defect or limitation, with the number of dampers in each.
  • A service sheet for every damperLocation, duct size, damper type, access, fire barrier and installation findings, with as found, drop test and reset photos.
  • A defect log in plain EnglishEach fault described with what is needed to fix it, such as a ceiling hatch or an access panel. Quotes on request.
  • Hygiene and compartment notesDuct cleanliness rated at each damper, plus observations on the fire barrier around it.

Standards we work to

BS 9999:2017
The code of practice our certificates are issued under. It calls for dampers to be tested by a competent person at least annually, with breakaway joints and proper access.

How often do fire dampers need testing?

BS 9999:2017 says at least once a year, and more often where dampers sit in dusty or polluted air. Every report includes a recommended retest date.

What if a damper can’t be reached?

Dampers need to be accessible to be tested properly. If one is hidden behind ceilings or ductwork, we’ll log it as a limitation in the report and quote for an access panel or ceiling hatch.

What happens when a damper fails?

Every failed damper is logged in your report with the work needed. We can then quote for the remedials as a separate job, from fusible links and fixings to replacement dampers.

Why are tek screws a problem on a damper?

Standards require breakaway joints, so the connected ductwork can fall away in a fire without pulling the damper out of the wall. Tek screws don’t do that. We replace them with aluminium rivets.

Will testing disrupt the building?

We keep disruption low and agree access and working hours with your site team beforehand. Out-of-hours visits can be arranged.
